Do you have a mold problem?
Mold rarely starts where you can see it. These are the warning signs Florida homeowners and renters notice most often.
A musty, earthy smell
A smell that comes back after cleaning often means mold behind walls, under flooring or inside the air handler.
Spots on walls or ceilings
Black, green or gray spots, or stains that spread around windows, baseboards, closets and bathroom ceilings.
Mold around AC vents
Dark dust on supply vents, a dripping drain pan or a wet air handler closet are some of the most common Florida sources.
A recent leak or flood
Roof leaks, a burst pipe, a water heater failure or storm water that sat for more than a day or two.
Symptoms that ease outside
Stuffy nose, coughing or itchy eyes that feel better when you leave home. The CDC explains how mold can affect health.
A leak from the unit above
In condos and apartments, water from a neighbor’s AC or plumbing can grow mold inside your walls before you see it.
Why mold is a year-round problem in Florida
Florida homes deal with heat, humidity and heavy rain every month of the year, not only in hurricane season. That is why mold comes back when the moisture source is not fixed.

Florida mold removal FAQs
How much does mold removal cost in Florida?
Most residential mold remediation jobs in Florida cost about $1,500 to $6,000. Small, isolated areas can cost less, and hidden mold behind walls or in an attic can pass $10,000. The final price depends on the size of the area, where it is, and what has to be removed and rebuilt.
Does homeowners insurance cover mold in Florida?
Usually only when the mold comes from a covered water loss, such as a burst pipe. Most Florida homeowners policies limit mold remediation to a sublimit, commonly $10,000, unless you bought an endorsement for more. Check your declarations page before work starts.
Can I remove mold myself?
The EPA says you can usually clean a moldy area yourself if it is smaller than about 10 square feet, roughly a 3 by 3 foot patch, and was not caused by sewage or contaminated water. Larger areas, mold inside walls or HVAC systems, and mold after flooding are jobs for a professional.
Can the same company test for mold and remove it?
Florida licenses mold assessors and mold remediators separately under Chapter 468, Part XVI of the Florida Statutes. Ask who will do the assessment and who will do the remediation, and ask each company for its license number before work begins.
How fast does mold grow after a leak?
The EPA advises drying water-damaged materials within 24 to 48 hours to prevent mold growth. In Florida heat and humidity, a slow leak, a wet carpet or a dripping AC drain pan can start growing mold in that window.
I rent my home. Who is responsible for the mold?
In most Florida rentals the landlord must keep the unit fit to live in. Tenants are usually expected to report mold in writing, and many start with a written notice giving the landlord 7 days to fix it. An inspection report can help you document the problem.
