Stop and document
Stop the water source, take photos and video of everything wet, and note the time it started.
Dry it out
Remove standing water, pull wet rugs, run dehumidifiers and AC, and open cabinets. Wet drywall and insulation often must be cut out.
Report and inspect
Call your insurer and, in a condo, the association. Get an inspection for hidden moisture inside walls and under floors.

Check a Florida mold license before you hire
Florida’s DBPR licenses mold assessors and mold remediators under Chapter 468, Part XVI of the Florida Statutes, and remediators must carry at least $1,000,000 in general liability insurance with mold coverage. Ask for the license number and search it on the DBPR license lookup.

Water damage and mold FAQs
How soon does mold grow after water damage?
The EPA advises drying water-damaged materials within 24 to 48 hours to prevent mold growth. In Florida heat and humidity, mold can start in that window, so fast drying is the most important first step.
Does Florida homeowners insurance cover mold after water damage?
Usually only when the water came from a covered sudden event, such as a burst pipe, and you reported it promptly. Most Florida policies cap mold remediation at a sublimit, commonly $10,000, unless you bought more coverage. Flood damage normally needs separate flood insurance.
What should I do first after a leak or flood?
Stop the water if you can, turn off electricity to wet areas if it is safe, take photos, remove standing water, and start drying. Report the damage to your insurer and, in a condo, to the association in writing.
Who pays when the unit above leaks into my condo?
Under Florida’s Condominium Act, the association is generally responsible for drywall and what is behind it, and unit owners for finishes and contents. If the upstairs owner was negligent, they may be responsible too. Check your declaration and notify everyone in writing.
