Signs of AC mold

  • Musty smell when the AC starts
  • Dark spots or dust on vent covers
  • Standing water in the drain pan
  • Wet air handler closet or ceiling stain below it
Why it happens

Why Florida AC systems grow mold

Constant condensation

Florida AC systems pull large amounts of water out of humid air. That water runs into a drain pan and line, and any clog or slow drain leaves standing water.

Cold surfaces, warm air

Cold supply vents and ducts sweat when humid air reaches them, especially in attics, closets and when thermostats are set very low.

Dust plus moisture

Dust and skin cells collected on coils and in ducts are food for mold. Add moisture and growth follows.

What AC mold remediation involves

  • Inspecting the air handler, coil, drain pan, plenum and supply vents
  • Finding the moisture cause, such as a clogged line or duct condensation
  • Cleaning or replacing contaminated components and vent covers
  • Cleaning ductwork where appropriate, or replacing badly affected flex duct
  • Treating nearby drywall or ceilings that got wet
  • Correcting the cause so mold does not return

Renters with AC mold

In Florida rentals, the landlord is generally responsible for keeping the AC and unit fit to live in. Report the problem in writing with photos. Painting over vent mold does not fix the moisture behind it.

Condo owners

Who handles the AC depends on your declaration. Many associations treat the unit’s AC as the owner’s responsibility, while damage to common elements may be the association’s.

AC mold FAQs

Why does my AC smell musty in Florida?

A musty AC smell usually means moisture is collecting somewhere in the system: a clogged condensate drain line, standing water in the drain pan, a wet evaporator coil, or damp ductwork. Mold and bacteria grow there and the blower spreads the smell.

Is mold in AC vents dangerous?

Mold in vents and ducts can spread spores through the home. The CDC says mold exposure can cause stuffy nose, wheezing and irritation, and people with allergies or asthma can be more sensitive. Have it checked rather than painting or spraying over it.

Should I keep running the AC if there is mold in it?

The EPA advises not to run an HVAC system you suspect is contaminated with mold, because it can spread spores through the building. In Florida heat, ask a professional how to manage cooling while the system is cleaned.

How do I keep mold out of my AC?

Change filters on schedule, keep the condensate line clear, have the system serviced, keep indoor humidity below 60% as the EPA recommends, and do not set the thermostat extremely low in humid weather.
